Scheduled for completion the summer of 2026, our design advances redefining the traditional office building typology by prioritizing the user experience, incorporating naturally lit and well-ventilated communal spaces, to foster a healthier and more dynamic work environment.

Pr. Mohammed Street, also known as Tahlia Street, is a bustling commercial corridor running through the heart of Jeddah, extending from the eastern edge of the city to the ongoing development of Jeddah Central area. The street is renowned for its vibrant mix of fashion and retail outlets, malls, dining establishments, and office buildings.

The site occupies a prominent corner lot along Tahlia Street and is bounded by three roads, offering strong visual connectivity and access. The project is organized around a dynamic courtyard, designed to be the heart of the building. This central open space serves as the organizing principle, around which all other spaces—offices, hallways, and communal areas—are carefully arranged. The courtyard is not only a visual and spatial focal point but also acts as a key element that promotes natural ventilation and light penetration into the building, contributing to both its aesthetic and environmental performance.

At the core of the design are a series of stepped terraces, strategically placed at intervals across the building’s vertical height. These terraces are conceived as extensions of the internal spaces, creating a direct link between the interior offices and the outdoors. Each terrace overlooks the courtyard void, enhancing the feeling of openness and offering occupants the opportunity to step outside and interact with nature. The terraces extend outward toward the building’s façades, creating a distinctive, polyhedral-shaped void that spans from the first floor up to the roof, and breaking up the building’s overall massing by adding a sculptural form. It acts as an aperture through which natural light floods the interior. This void functions as an architectural element that enhances both the spatial quality and the lighting conditions inside the building. The light-diffusing effect promotes a sense of openness and transparency, allowing daylight to permeate even the deepest corners of the building.

The terraces serve a dual purpose: they bring natural light into the heart of the building, minimizing the need for artificial lighting, and they provide shading, which moderates direct sunlight exposure. This creates a comfortable microenvironment suitable for casual interactions between the tenants, even on hotter days. The terraces also create an interactive environment that fosters a sense of community and connectivity, encouraging informal interactions between tenants, while offering panoramic views of the city and beyond.

On the ground floor, the main lobby is complemented by retail shops, maintaining the lively atmosphere of Tahlia Street’s commercial activity. Additionally, an elevated piazza on the first floor, complete with cafés and restaurants, offers an inviting space with views of the street below.
